The market doesn’t care what you paid for your home. It only cares what buyers are willing to pay — right now.
I’ve watched three sellers learn this lesson the hard way.

One rejected my recommended list price and walked away $155,000 less than they could have made. One turned down an offer — and sold for the exact same number 9 months later, after months of mortgage payments, taxes, and stress. One rejected a $330,000 cash offer and held out 8 months... to sell for $335,000. After carrying costs, they likely netted less.
