When we found the perfect home, I discovered the property was being sold through a relocation company that required using their own contract. After reviewing it carefully, I did not feel the terms adequately protected my buyers. So I went to work.
The seller had also made it clear that NO contingency on the sale of another property would be considered. Rather than accept that as a dead end, I jumped on a call with my buyers, walked them through the options, and they trusted me to move forward with a strategy that made sense. We submitted our offer on the Florida residential sales contract, with a contingency on the sale of the buyer’s investment property that was already on the market AND already under contract. I contacted the seller’s agent directly, clearly communicated our position, and she agreed to present the offer. After a counteroffer and some thoughtful negotiation, we made it work for everyone. 29 days later? CLOSED. Their fully furnished Florida vacation home is ready and waiting. All they have to do is show up and enjoy the sunshine. But the story does not end there! My buyers were so pleased with the experience that they referred their friends who are looking to purchase a new home further up the Gulf Coast — and we are actively working on that deal right now.
